New Accessory Dwelling Unit Regulations Begin August 8

The new accessory dwelling unit regulations go into effect on August 8, 2019. This was a multiyear effort to help increase the number and variety of housing options in single-family zones and to remove barriers to developing accessory dwelling units in the city.

Accessory dwelling units may be attached to the principal unit (attached accessory dwelling unit or AADU) or in a separate structure on the lot (detached accessory dwelling unit or DADU). Some of the highlights from the legislation includes:

  • Increasing the maximum size of DADUs
  • Decreasing the minimum lot size needed to construct a DADU
  • Allowing up to two accessory dwelling units, either two AADUs or one AADU and one DADU, in some single-family zones
  • Removing the parking requirement for accessory dwelling units
  • Removing the owner-occupancy requirement (owner no longer needs to live on-site)

In addition, the legislation included new floor area ratio (FAR) limitations in SF 5000, SF 7200, and SF 9000 single-family zones. These FAR regulations will go into effect on March 1, 2020.

Open House July 31st About Proposed New Affordable Housing

DESC is working on a new affordable housing development in the Bitter Lake neighborhood, located at 924 & 934 N 143rd Street. DESC has partnered with Bellwether Housing to acquire the property and to develop affordable housing together. Our plans include construction of a new building, starting in fall of 2020. When complete, the new building will feature approximately 96-144 studio units of affordable housing with supportive services and indoor/outdoor community spaces for single adults who are disabled and formerly homeless. DESC will continue to own and operate the building after completion.

Being a good neighbor is important to us. In an effort to learn more about neighborhood interests and provide neighbors with more details, we are hosting an informational open house about this new housing development. We invite you and anyone who is interested in learning more to join us on: Wednesday, July 31, 2019 from 6:30 – 7:30 PM at the Bitter Lake Community Center 13035 Linden Ave N., Seattle, WA 98133 in the Multipurpose Room More information about this project is available at: www.desc.org/what-we-do/housing/n143rd/

For 40 years, DESC has been the primary resource for the most vulnerable people living without housing in the region. We work to implement innovative and cost-effective strategies that end homelessness. These include permanent supportive housing, behavioral health care, crisis intervention, emergency shelter and outreach, and employment services. DESC’s Supportive Housing Program operates over 1400 units of housing in Seattle, winning multiple national awards along the way. Last year, DESC served over 9,000 individuals and helped 508 people move off the streets into permanent supportive housing. DESC has been developing supportive housing since 1994 and has produced 13 projects in that time, with a 14th project scheduled to start construction this summer in South Seattle. Along with approximately 177 affordable housing units, this project will also include an integrated physical and behavioral healthcare clinic. DESC and its team of architects and contractors have been recognized for quality design and construction. For more information about DESC please visit our website www.desc.org. We also welcome your questions. Please contact DESC’s Executive Director Daniel Malone at (206) 515-1523 or dmalone@desc.org. If you are unable to attend the open house but would like to be included on future updates as our plans progress, please email info@desc.org. If you own a property in the neighborhood and rent it out, we encourage you to forward this information to your tenants. You can find a copy of this letter and flyer at www.desc.org/what-we-do/housing/n143rd/,

Hope to see you on July 31st!

After the Earthquake You Will Need Water

Recent quakes got you feeling a bit jumpy? Use that energy: Stock up on WATER. TODAY. It’s one of the smartest, simplest things you can do to prepare. When the ground shakes, pipes break. Broken pipes will carry contaminated, or zero, water to your house. Water is essential to life. You can buy bottled water in many forms – or you can refill containers you already have. Avoid containers that held milk or juice – and rotate them out every 6 months. Purchase bottled water in clear plastic – not the milky material. Tuck as many gallons away as you can – under your bed, in the back of the closet, under the sink.

Fill up old water bottles and tuck them in the sides of your car. Store water in the suitcases that otherwise are standing empty. Get creative!

The guidance is… 1 gallon per person per day. That covers drinking, cooking, and minimal hygiene. The goal is two weeks (14 gallons for every person in the household) but get as close as you can with the storage you have available.

If you have a hot water tank, print out the document at this link and tape it to the appliance. It will provide guidance on how to access the 30-50 gallons of water it holds. It will also explain how to sanitize water for drinking.

This is a free event, however the Taproot is generously donating their space, and we will request donations to cover their costs. There is no amplification in the Isaac Studio, but hearing assistances can be available on request.
